Our hotel is perfectly situated with views of Lake Windermere, just a short stroll from the bustling village centre of Bowness-on-Windermere and the boats that travel the length of Windermere, making it easy to visit Ambleside, Brockhole, Wray Castle and Lakeside without a car.

The Lakes Hotel & Spa was previously called the Burnside Hotel & Spa.

The hotel has some of the best on-site facilities in the area, half of the rooms with hot tubs on private balconies, an on-site spa with poolside seating and a bar, stylish restaurant and cocktail bar, bike hire, wakesurfing and paddleboading.

Our concierge has many planned walks that you can take straight from the hotel gates.

In the Lake District, The Lakes Hotel & Spa is 30 minutes’ drive from the M6. Shops, boutiques and restaurants in the centre of Bowness are a 2-minute walk away. Windermere train station is 10 minutes away and we can arrange for our Bentley to collect you from the station. With everything on our doorstep there’s no need for a car.

Superior Double Room. Each with their own unique character our Junior Suites have been furnished with super king-size beds, each with a lounge area and views of Lake Windermere. Enjoy 40-inch flat-screen TV and free Wi-Fi. Most can have a z-bed putthem at an additional charge of GBP 30 per night, please call to arrange. Our double rooms with direct access to Lakes Spa are located in the same building as Lakes Spa with a small seating area and large comfortable king size bed. Access to the room is from the car park. ;
Small Double Room. Each Small Double Room has its own unique design. Some rooms overlook the roof tops and others have views across the gardens and trees. Additional amenitiesa 40-inch flat-screen TV, free WiFi and a king-size bed. ;
Sleeps 6. This room has been individually designed combining one room with a king size bed and an adjoining room with bespoke single bunk beds sleeping a further four guests. ;
Two Bedroom Apartment. Each of our simple two-bedroom apartments have their own unique design. Located on the first floor with direct accessthe spa, accommodation is on two levels with an open plan lounge, small kitchen and two bedrooms, each with a large comfortable king size or super king bed and two further twin beds. Some of these suites have special features such as built in beds. Please ask what your room will look like before arriving. Please note some of the bedrooms are builtthe eaves, so please take care as head height is limited due to load bearing beams. These apartments have a car park view. ;
Two-Bedroom Apartment with Bunk Beds. Our simple, two-bedroom apartment with built in beds is located on the first floor with direct accessthe spa. The accommodation is on two levels with an open plan lounge, small kitchen and two bedrooms consisting of one room with king size built in bed for two guests and built in bunk beds accommodating up to four guests. This apartment has a car park view. ;
